A single-family residence is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .9 and .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) Per UDC 6.6.3.C, a detached carport over 400 square feet is not permitted in the buildable area between the principal building and the front street lot line. Consider reducing the size of the carport. A Board of Adjustment Variance would be necessary to allow a detached carport over 400 square feet in this area. (Comment) Clearly indicate the setback dimension of the proposed carport from the front street property line. The current site plan is measuring the setback distance from the curb of the street, rather than the front street property line. The south property line is considered the “front street” property line as it fronts E Miles St, and as such requires a 10-foot setback for carports. 3. (Comment) Per UDC 6.4.5.D.3.a, the required front street property line setback for carports is 10 feet. The proposal seems to indicate the carport is less than 10 feet from the front street property line. To reduce the required front street property line setback for a carport, a Design Development Option (DDO) will be required. Please submit a DDO application under the Zoning Modification sub-record that has been created. (Comment) The required side perimeter yard setback is 6’ or 2/3 the height of the exterior post at design grade, whichever is greater. The provided height of the west side of the carport is 7’. 2/3 the height of 7’ is 4.67’. Therefore, the required setback is 6’, because 6’ is greater than 4.67’. The proposed carport appears to be within the west perimeter yard setback. Waiver statements from property owners adjacent to the carport must be added to the site plan to reduce the west perimeter yard setback. The following statement can be used. My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. (Comment) Provide a dimension from the centerline of Miles St to the face of the curb, where asphalt meets the concrete curb (which is 18’ per paving plan) and from the face of the curb to the front street property line (which is 12’ per paving plan).
