Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set (two separate files).

Remove all information pages from the construction plan set. Submit information documents in a separate file.

STRUCTURAL PLANS:

1. Show the size and location of each support footing, R106.1.1. A reinforced foundation is required below each support column. The foundation is either formed below the existing concrete slab or the area may be sawcut for installation.

SECTIONS - DETAILS:

1 Show the minimum 12”x12” by 12” deep #4 reinforced footing in undisturbed ground supporting each post with 1” gap post base hardware, R403.1. The foundation is not usually existing unless the patio was designed for a future patio cover by the dwelling builder.
2 Note the removal of stucco behind the ledger for direct contact with the wall studs, R606.11. Flashing is required for moisture control.

This comment was not addressed. COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.7). A single family residence is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9.

1. This comment was not addressed correctly. As you are proposing to use a new plot lan the following comments apply. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.
a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’.
b. The zoning listed “ZONING: R2 (BACKYARD) is not correct and should be R-1. Also the R-2 zone shown on the zoning diagram is not correct and should be R-1.
c. Provide the property line dimensions on the plot plan.
d. Show all existing utility lines on the plot plan
e. Provide a perimeter yard setback from columns of the porch to the north, south and east property line.
f. The legal description is not correct and should be “RANCHO PARAISO LOT 147”.
