COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. This comment was not addressed. Either combine the two (2) permits into one and provide the required plot plan below or remove the reference to the “TINY HOUSE” from the plan and show it as existing storage. Also the existing storage appears to have increased in size sometime after 2020. Zoning was not able to find approved permits for this expansion. Either provide approved permit documents for this expansion or the expansion will need to be permitted prior to approval of the wall permit. The two permits TC-RES-1224-07284 & TC-RES-1224-07285 should be combined into 1 permit. 2. Based on aerial photos there is some type of shade structure located to the northwest of the existing storage that appears sometime after 2020. Zoning was not able to find approved permits for this structure. Either provide approved permit documents for this structure or the change will need to be permitted prior to approval of the wall permit. 3. This comment was not addressed. Provide a residential plot plan that meets all the requirements shown on the example found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example.
