A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: It appears there is additional work being proposed instead of just a roof replacement. Site zoning is unable to find approvals for the Accessory Dwelling Unit (ADU). Please provide proof that the ADU was properly permitted. If it wasn’t, impact fees will need to be assessed. 2. Comment: This site is located in the HR-2 zone (UDC 4.7.9). Historic review and approval is required. Site zoning cannot approve this permit until the historic review has been completed and approved. 3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
