02/06/2025 Residential Building REQUIRES RESUBMIT The site plan shows an expanded project scope. The application requested reroofing and general cleanup. The building review comment of 12/31/2024 asked for clarification of the amount of roof repair. In addition to the roof covering replacement identify if roof sheathing is included and the square footage of replacement.

A permit for interior renovation requires a complete construction plan set identifying repair, replacement and alteration details with 2018 IRC compliance. Provide a plan set showing all proposed details or remove the renovation scope from a resubmitted site plan and identify the proposed scope with requested details.

Include a response letter with the next plan set submission providing clarification of the proposed scope of work.

This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: It appears there is additional work being proposed instead of just a roof replacement. Site zoning is unable to find approvals for the Accessory Dwelling Unit (ADU). Please provide proof that the ADU was properly permitted. If it wasn’t, impact fees will need to be assessed.
2. Comment: This site is located in the HR-2 zone (UDC 4.7.9). Historic review and approval is required. Site zoning cannot approve this permit until the historic review has been completed and approved.
3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
