This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. b. Show the curb along Hedrick Dr. and provide a dimension from the center line of Hedrick to the face of curb and from the face of curb to the north property line, see Construction Plan I-652, sheet 4 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-652. 2. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area , terraces and steps not over three feet high above the natural grade, paved areas, and fences or walls. As the proposed detached carport exceeds the allowed 400 sq. ft. a Board of Adjustment for Variance will need to be submitted and approved to approve the carport as shown on this plan. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. An option would be to attached the carport to the main dwelling with a minimum 5’ wide roofed structure that can support a 20 pound live load or reduce the size to 400 sq. ft. or less. 3. The minimum setback to the front street perimeter property line is twenty (20) feet as measured from the street property line. (UDC 6.4.5.C.1.a). To reduce the street perimeter yard setback you may include this in the Variance mentioned above, or if you attach the carport to main dwelling or reduce the size as mentioned above a Design Development Option (DDO) may be used to reduce the street perimeter yard setback. The shed and gazebo shown on the plans show up on aerial photos sometime after 2010. Zoning was not able to find approved zoning compliance documents for these structures. Either provide approved stamped approved compliance documents or include them in this permit. If included in this permit provide the height of the exterior walls and provide perimeter yard setback dimensions to all applicable property lines. As it does not appear that the structures meet perimeter yard setbacks to the east property line, greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A), at a minimum a neighbors setback waiver will need to be secured, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
