COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. This comment was not addressed. As you are proposing fence along Thurber Rd., provide a dimension from the center line of Thurber Rd. to the face of curb and from face of curb to the north property line, see Construction Plan I-68-045 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-68-045. 2. This comment was not addressed. Clearly demonstrate how access is provided to the parcel to the south. Some type of easement is required. Show this easement on the plan and provide the recordation information. 3. The submitted plan does not match what was submitted under, TC-MDP-0223-00530. It appears that some type of land split or lot line reconfiguration is proposed. If you are proposing to reconfigure the parcels this will required a separate submittal under a land split.
