The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. 1. This comment was not addressed. Provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf., to include but not limited to: a. The required lot coverage calculation is not correct and does not include porches. b. Provide the lot dimensions on the plot plan. c. Provide a dimension from the centerline of Inez to the face of curb and from the face of curb to the south property line. 2. This comment was not addressed. An addition at the rear of the house appears in aerial photography in 2016. Zoning was unable to determine whether a permit was obtained for this addition. Provide permit documentation with your resubmittal or include the addition within the scope of work of TC-RES-0124-00176. Ensure a labeled floor plan of the entire residence is provided. 3. This comment was not addressed. A carport, attached to the residence, appears in aerial photography as early as 1990 with a reduced setback. Zoning was unable to determine whether a permit was obtained for this structure. Provide permit documentation with your resubmittal or include the carport within the scope of work of TC-RES-0124-00176. Please note that the carport does not meet the minimum required setback of 6'-0" as measured from the west property line. As such, a Design Development Option (DDO) is required to reduce the setback of this structure. According to the subdivision plat for Rita Manor Terrace (https://www.asr.pima.gov/ParcelData/Map/Arm/MP15/M15062_05.PDF), there is a 7’-6”-wide utility easement along the west (side) property line. As the existing carport is located within this easement, provide written approval from all utilities who have rights to this easement to allow the structure to remain. 5. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of less than 9’-0” the required perimeter yard setback from the attached storage to the east property line is 6’-0”, proposed setback is 1’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
