A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Comment: Ensure Lot Coverage Calculations are correct. Lot coverage calculations include a dimensioned vehicular use area, as noted in the sample plot plan requirements. The sample plot plan can be found here, https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf Comparing the lot coverage calculations to the most recent site plan approval (permit # T10CM00513), the calculations are not consistent with the approved site plan (i.e. the workshop square footage is 672 SF not 389 SF). Comment: On the Rear and Side elevations draw, label, and dimension the height of the wall measured from design grade (the ground, where the dirt meets the bottom of the wall) to the highest point of the wall. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
