Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the property with 2018 IRC code compliance since that last completed permit.

Provide a response letter on separate file when submitting the updated construction plan set. Include Zoning review comments.

Provide updated construction plans with changes addressing all response statements. A permit may not be issued until the plans show 2018 IRC compliance.

Provide a clear and concise construction plan set. Review the sample drawing for a wooden Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

SITE PLAN:

1. Indicate the location of the proposed building and the existing electrical panel and overhead line, R106.1.1. Show the utility lines requiring relocation.
2. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). Show not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended).

STRUCTURAL PLANS:

1. Show the dimensions of the structure including the distance between support columns, R106.1.1.
2. Specify method of transferring lateral forces from the roof diaphragm to the supporting structural elements (without fascia end-grain nailing), R801.2.
3. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)).

SECTIONS - DETAILS:

1 Show the minimum 12”x12” by 12” deep #4 reinforced footing in undisturbed ground supporting each post with 1” gap post base hardware, R403.1.
2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1.
3 Provide structural roof sheathing size and fastening in compliance with Table R602.3 (1).
4 Note the location and size of ledger anchorage to a load bearing wall, R606.11. Remove any stucco behind the ledger.

ELECTRICAL PLANS:

1. Show any electrical alterations.
2. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Previous comment 2 not addressed. The site plan is still missing key details including:
a. Legal Description (COUNTRY CLUB MANOR THAT PT OF FORMER WINMOR AVE LYG BETWEEN L 16 B 15 & L 8 B 16)
b. Rear alley drawn and dimensioned
c. Draw, label, and dimension the ½ right of way to the face of curb and from the face of curb to the property line along E. 18th Street
d. Lot coverage calculations
e. Surrounding properties zoning classification
3. Comment: It is unclear if you are trying to permit the porch and the carport or just the porch as TC-RES-0823-07319 (Carport and Porch Addition) is still active in our system. Site zoning is unable to approve this building permit until the Design Development Option (DDO) has been approved. Please see below for comments related to only the porch as that is the only information you provided.
4. Comment: The following comments are related to a Design Development Option (DDO) (UDC 3.11.1):

The minimum required setback in the R-1 zone for the side and rear perimeter yard is the greater of 6’ or 2/3 Height of the proposed wall. No elevations were given for the porch however the proposed setback is only 2’. The proposed reduced setback will require approval through the DDO application process. Please apply for your DDO as a zoning modification sub-record.
