This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show if the electric line is overhead or underground, R106.1.1. Identify the utility lines requiring upgrade or replacement including the gas line at the new laundry room. 2. Show the location of the electrical service panel, R106.1.1. An overhead service conductor may not pass over the proposed building without an 8-foot clearance above the roof, E3604.2.1. Check with TEP customer service for feasible service line options if passing over the roof. https://www.tep.com/electric-service-requirements. The service panel should be located at the proposed building close to the service transformer. 3. Update the description for the new room over garage as noted on detail C sheet A-4, R106.1.1. Include complete plans for this room or remove the note. 4. Clarify if the roof will remain or will be replaced for the “enclose existing screen porch”. The plans for the proposed dining room show a new roof. PLANS: 1. Provide a shade structure Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s sealed plan set for manufactured trusses, R301.1.3. 2. Provide a shade structure Roof Framing Plan with dimensions showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Clarify the ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of the roof sheathing and the batt insulation in contact with the roof material. PLUMBING PLANS: 1. Show a vent for the kitchen sink, P3114. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. Systems shall be sized in accordance with a Manual J report. ELECTRICAL PLANS: 1. Refer to Table E3705.5.3 for sizing 15-, 20- & 30-AMP branch circuit conductors and protection ratings. Update all 10 AMP entries on the panel schedule and show appropriate wire sizes. 2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. OUTDOOR LIGHTING CODE 1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comment below, along with a detailed letter indicating responses to the review comments. Alert me by email to fernando.garcia2@tucsonaz.gov upon resubmittal for faster review. 1. (Comment) Rather than a 6’ setback boundary, please show the individual setbacks of each structure to the nearest property lines: Draw and dimension the setback from the northern side of the new shade structure to the north property line. Draw and dimension the setback from the new laundry room to the south property line. Draw and dimension the setback from the existing shade structure to the north and west property lines. 2. (Comment) Clarify if the existing shade structure is to be demolished. If not, no permit could be found for this structure. Provide information, including dimensions and height, as well as elevations for this structure to include in this permit. If so, also add the existing shade structure to the project description on the site plan. The setback for the existing shade structure appears to be less than 1’. If this existing shade structure is meant to be kept, and connected to the new shade structure, then it will count as an attachment to the main residence. A main residence, and any attachments, are required setbacks of 6’ or 2/3 the structure’s wall height (whichever is greater). To request to reduce a setback below the minimum, all the way down to 1’, a Design Development Option (DDO) can be submitted. If the setback is 1’ or less, then a Board of Adjustment (B/A) variance will be necessary. Please also reach out to Georgia Pennington about the B/A variance process. 3. (Comment) Provide cardinal direction indicators for each of the elevation drawings. 4. (Comment) Lot coverage calculations are incorrect. Lot coverage includes any enclosed structures, including storage rooms and shed, but not porches or ramadas.
