PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with the updated construction plan set.

Place sheet numbers on each sheet of construction plans.

STRUCTURAL PLANS:

1. Provide complete structural (roof framing) plans showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. Sealed engineered plans should be available from the manufacturer for pre-designed assemblies.

SECTIONS - DETAILS:

1. Provide a structure section showing existing and proposed features including the size of reinforced footings, R403.1. Show fastening devices for uplift compliance, R802.11 amended. Field welding requires a special inspection request form for review with the permit plans, R109.2.

This site is located in the R-1 zone (UDC 4.7.7). A single family residence is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Based on the plot plan provided within the DDP Package the required the required perimeter yard setback to the east property line is 6’-0” the proposed setback is 2’-0”.
