This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a clear and concise construction plan set. See sample drawings for a wooden Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: 1. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. STRUCTURAL PLANS: 1. Show the location of reinforced footings, R403.1. SECTIONS - DETAILS: 1 Show reinforced footing dimensions required for post/beam construction, R403.1.1. 2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1. 3 Provide structural roof sheathing and fastening in compliance with Table R602.3 (1). 4 Notate the location and size of ledger anchorage, R606.11. 5 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. ELECTRICAL PLANS: 1. Show any electrical alterations. 2. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. Submit a site plan meeting the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. The requirements are provided in both visual and written formats. 2. Perimeter yard setbacks are based on a measurement from the design grade elevation (the ground) to the highest point of an exterior wall or post (UDC 6.4.5.B and Figure 6.4.5-A). Provide vertical dimensions from the design grade elevation to the highest point of the exterior walls and posts. Per Tucson Unified Development Code (UDC) 6.4.5.C.1.a, the required front street setback is 20 feet as measured from the front street property line. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required setbacks are six feet or 2/3 the height of the exterior walls and posts as measured from the interior property lines. Design Development Option (DDO) approval is required to reduce the above minimum setbacks.
