This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. SECTIONS - DETAILS: 1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. Update #1 Wall Section sheet A7. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Update detail #1/A8. PLUMBING PLANS: 1. Show the water point of connection as a ¾” supply line, R301.1. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a sub panel and proposed feeder size, NEC 225.30, E3403, Table E3704.2(1). 2. Show the Bathroom receptacle with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. 3. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #15. | 12/26/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-1223-10203 433 S STRATFORD DR. – R-1 Detached Recording Studio w/Bath (1st Review) TRANSMITTAL DATE: December 26, 2023 Please resubmit revised drawings detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide the required height dimensions on the elevations. 2. Per UDC Article 6.6.3.D accessory structures , except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Building height is based on a measurement from design grade to the midpoint of the pitched room, UDC Article 6.4.4.A & Figure 6.4.4-A. Provide a dimension from design grade to the midpoint of the roof on the elevations. 3. As the minimum perimeter yard setback of the greater of 6’-0” or 2/3 (H) height of the exterior wall is not provided to the south property line at a minimum a neighbors setback waiver will be required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the waiver a Design Development Option (DDO) must be submitted and approved. 4. Based on aerial photos the carport shown on the plan shows up sometime after 2014. Zoning was not able to find approved permit documents for this carport. Either provide approved documentation or include it in this permit. Provide the height, square footage and perimeter yard setbacks to this structure. Additional comments may be forth coming. 5. The lot coverage is not correct. Sidewalks are not include in lot coverage and it is not clear if the carport is included. 6.
