12/26/2023 Site Zoning REQUIRES RESUBMIT ZONING REVIEW TRANSMITTAL

FROM: Wyatt Berger
Lead Planner

PROJECT: TC-RES-1223-10138
1820 North Belvedere Avenue – R-2
Shipping container (1st Review)

TRANSMITTAL DATE: December 26, 2023

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. Submit a site plan meeting the residential plot plan requirements: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. Most of the zoning information under “BUILDING & SITE INFORMATION” is incorrect. At a minimum, the site plan shall depict the entire property and shall include the following:
a. Show the square footage of the lot, existing dwelling, proposed accessory structure, and total under roof area.
b. Provide a lot coverage calculation. Lot coverage is the area of the lot covered by buildings, outdoor storage areas, and vehicular use areas (UDC 6.4.3.B.3). Lot coverage shall not exceed 70% of total lot size in the R-2 zone (UDC Table 6.3-2.A).
c. Provide the height of the exterior walls measured from the design grade elevation to the highest point of the exterior wall (see UDC 6.4.5.B and Figure 6.4.5-A).
d. Show a dimension from the centerline of Belvedere Avenue to the curb, as well as a dimension from the curb to the property line. Refer to page 14 of Paving Plan I-852 for specifics: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-852.
e. Show all easements of record on the property.
f. Indicate the zoning of the property and of the surrounding properties (all R-2).

2. According to the Pima Addition subdivision plat (https://www.asr.pima.gov/ParcelData/Map/Arm/MP07/M07057_B02.PDF), a five-foot-wide utility easement runs parallel to the north lot line. The proposed shipping container may conflict with the location of the utility easement. Clarify the locations of all lot lines and of the utility easement on the site plan.

3. Per UDC 6.4.5.C.1.a, for single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line. The proposed front street perimeter yard is 18 feet. Design Development Option (DDO) approval is required to reduce the front street perimeter yard to 18 feet.

The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf. Submit a completed DDO application under assigned permit number TC-RES-1223-010138 if the required front street perimeter yard cannot reasonably be met. Contact Georgia.Pennington@tucsonaz.gov if you have questions about the DDO process.

If you have any questions about this transmittal, contact me at Wyatt.Berger@tucsonaz.gov or at 520-837-4951.
