This comment has not yet been addressed. Per Tucson Unified Development Code (UDC) 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if (see Figure 6.6.1-A): a. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; c. A greater height is required through the rezoning process or the special exception land use process; or, d. A greater height is required by a specific UDC standard. Please note that approved TC-RES-0823-07674 was only for the ADU and not for the existing porch and perimeter wall. A Design Development Option (DDO) is required to increase the height of the west perimeter wall above six feet in height. If the DDO process will not be utilized, the site plan shall state that the entire west perimeter wall will be reduced to a height of no more than six feet. The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf. Submit a completed DDO application under assigned permit number TC-RES-1223-10135. Contact Georgia.Pennington@tucsonaz.gov should you have questions about the DDO process.
