This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Provide a site plan showing dimensions of buildings and utilities, R106.1.1. Identify utility lines requiring alterations, R106.1.1. SECTIONS - DETAILS: 1. Provide a structure section showing existing and proposed features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1. 2. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. MECHANICAL PLANS: 1. Show heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Show receptacle outlets, E3901.2. 2. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 3. Note the interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. | 12/21/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-1223-10081 - CE-VIO0923-05749 4625 E COOPER ST. – R-1 Carport Enclosure (1st Review) TRANSMITTAL DATE: December 21, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.7). A single family residence is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The site plan shall meet the requirements for a residential plot plan found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The site plan shall be drawn at an engineering scale, i.e. 1” 10’, 1” = 20’. b. Provide the owners name. c. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. d. Per the Linden Park final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=09044, there is a 5’ utility easement that runs along the north property line. Show this easement on the plan. 2. Clarify why it appears that some of the development on this site is located on the adjacent property to the west. 3. Based on aerial photos and the last approved plan, T10CM01702, there are several structures on the site that Zoning was not able to find approved permit or compliance documents for: a. Attached front porch. b. Attached rear porch. c. Shed, located in the northwest corner of the site. d. Shed ,located north of the exiting carport. e. Cistern, located near the northwest corner of the rear porch. The attached porches will require a building permit and the remaining will require compliance review. Show all these structures on the site plan, provide the square footage, height and applicable perimeter yard setbacks. The shed located in the northwest corner does not appear to meet perimeter yard setbacks and at a minimum will require a neighbors setback waiver, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 4. Based on the definition of a Bedroom, UDC Article 11.4.3 The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms, it appears that the proposed “NEW STORAGE” meets the definition. Provide a full floor plan for the entire house so that Zoning can determine if the requirements of UDC Article 4.9.7.B.7 apply.
