This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. PLANS: 1. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s sealed plan set for manufactured trusses, R301.1.3. The back porch is not compliant. 2. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. The back porch is not compliant. ELECTRICAL PLANS: 1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. This site is located in the R-1 zone (UDC 4.7.7). A single family residence is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The site plan shall meet the requirements for a residential plot plan found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. This comment was not addressed. The site plan shall be drawn at an engineering scale, i.e. 1” 10’, 1” = 20’. b. This comment was not addressed correctly. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. c. This comment was not addressed correctly. The easement is a full 5’ on the north end of this property. Per the Linden Park final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=09044, there is a 5’ utility easement that runs along the north property line. Show this easement on the plan. 2. This comment was not addressed. Clarify why it appears that some of the development on this site is located on the adjacent property to the west. 3. Based on the definition of a Bedroom, UDC Article 11.4.3 The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms, it appears that the proposed “NEW STORAGE” meets the definition. Based on the floor plan provided there are 4 bedrooms in the existing dwelling and the proposed storage room by definition is considered a bedroom. Per UDC Article 4.9.7.B.7 five (5) bedrooms on site requires 3 vehicle parking spaces to be provided on site, either in a side or rear perimeter yard. Also, a dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. Clearly show the required 3 vehicle parking spaces in the side or rear yard on the plan and demonstrate that the dustproofing is provided. 4. Per UDC Article 6.4.5.C.1.a the required front street perimeter yard setback is 20’-0”, proposed setback is 18’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. Per Construction Plan I-638 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-638, the distance from centerline of Cooper St. to the face of curb is 16’-0” and from face of curb to the property line is 14’-0”.
