Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL COMMENTS :

1. City of Tucson Ordinance #10549 . The labeled double breaker space for future Photo Voltaic does not require a breaker, T103.9. Also, the 2018 IRC T103.9 has superseded the ordinance requirement for the future PV (3.80 KW) entry at the Load Calculation. This load may be removed from sheet A107.
2. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Show a bathing fixture drain looped 3’ beyond an exterior wall below grade before connection to the building drain without a Y connector fitting. This gray water loop is intended for the future addition of a below grade vessel with pump rather than direct connection to below grade distribution. SITE PLAN:

1. Show the location sewer line to the HCS connection without passage on the adjacent property, R106.1.1.
2. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Remove all window openings from the fire rated wall. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
3. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line.

MECHANICAL PLANS:

1. Show bathroom (without a window) exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1505. This or the laundry exhaust fan is not used for whole-house mechanical ventilation.
2. Provide a whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A two or three bedroom dwelling under 1501 SF requires a 45 CFM continuous setting of the adjustable flow rate device. Show the device location and setting on sheet A108.

Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the C-2 zone (UDC 4.7.21). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4).

1. Per Pima County Assessor parcel 120-07-5390 no longer exists. Parcels 120-07-5390 & 120-07-5380 were combined to create parcel 120-07-538A. Provide clarification on the next submittal. If the parcels have been combined, the entire parcel will need to be shown with the next submittal. This will also affect the setback to the northern property boundary.

There is a related permit for the parcel, TC-RES-0324-01831. If the parcel has been combined a Development Package will be required if the total number of units totals 3 or more.

2. Provide a dimension for the ingress/egress off of 12th Avenue. It appears that the access is shared with the parcel to the south. If the access is to be shared with the parcel to the south a Access Easement must be recorded per UDC Article 7.8.3.C. Provide the recordation information on the site plan with the next submittal.

3. There is a bus stop located on 12th Avenue, bordering the parcel. Show the location of the bus stop on the next submittal.

4. The following comments are relevant if the parcel is shown accurately on the site plan.

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Per UDC Table 6.3-4.A, C-2 zone, Res Use to Non Res Zone the required perimeter setback is 10’-0” or ¾ (H) height of exterior wall, greater of the two.

Based on a wall height of 9’-6” the required perimeter yard setback from the proposed SFR to the north property line is 10’-0, the proposed setback is 4’-6”.

Based on a wall height of less than 9’-6” the required perimeter yard setback from the proposed SFR to the south property line is 10’-0, the proposed setback is 6’-6”.
