This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL COMMENTS : 1. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include the appropriate clothes washer standpipe detail for correct installation at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Water-Energy-Conservation Gray Water Illustrations PLANS: 1. Identify each wall line needed for enclosing a complete rectangle with sides no greater than 60’, Figure R602.10.1.1. Show the interior braced wall panel foundation on sheet A-3, R602.10.8.3 and R403.1.6. The near center wall line between the laundry and linen closet requires anchor bolt placement into the foundation. Provide a (center wall) foundation detail on sheet A-5. SECTIONS - DETAILS: 1. Clarify the notes for the unvented roof assembly on A-5 & A-6. This two layer system requires air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. The R-30 batt insulation is then applied tightly against the rigid foam board. Update sheet A-5. Another option is one layer of open cell spray foam. 2. Remove the ventilation calculation from sheet A-4 if applying insulation at the roof sheathing. This calculation showing the area of gable vent openings is only appropriate when insulation is applied at the ceiling. PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). A 1-1/4” main line pipe is required for a 235,000 BTU system with developed length of 108 feet. The line may be downed sized to 1” when the downstream demand does not exceed 173,000 BTU. The maximum demand for a ¾” pipe is 92,000 BTU with the 108’ developed length. MECHANICAL PLANS: 1. Show the location of a whole-house mechanical ventilation device with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting of the device. A four-five bedroom dwelling greater than 1500 SF requires a 75 CFM continuous setting. OUTDOOR LIGHTING CODE 1. Remove the flood light symbol from sheet E-1 as this type of fixture is defined as unshielded by the Outdoor Lighting Code. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to the mechanical plan. GENERAL NOTES sheet G-1: 1. Update the Attic Ventilation note by adding “with ridge foam or spray foam at the roof underside”. 2. Mechanical note #18 “2018 IRC”. 3. Electrical note #17 “Min 90%”. This comment is still applicable, 1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. 2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. 3.COMMENT: 2. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 9’-10” the required perimeter yard setback from the proposed SFR to the north property line is 6’-7”, proposed setback is 6’-0”.
