This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1).

1. Provide a plan that shows all structures on site. Based on current aerial photos there are structures that are not shown on the provided plan. If structures are to be demolished show them on the plan to be demolished. Once all structures are shown attritional comments maybe forth coming.

2. Per UDC Table 6.3-1.A the minimum setback is twenty feet facing each interior property line (Table 6.3-1.A). The “Residence” shown at “Building on line” will require a Board of Adjustment for Variance.
