This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details, and calculations in accordance with the rules of the State Board of Technical Registration. Place registrant stamps on sheet A3. GENERAL COMMENTS: 1. Field welding requires a special inspection request form for review with the permit plans, R109.2. Provide a certified inspector seal on the form found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Inspections SITE PLAN: 1. Show the square footage of the Workshop along with the dwelling and shed on sheet S1. The structure is currently placed in the 3-foot fire separation distance to the neighboring property line without fire rated materials for restricting fire spread. 2. Show compliance with IBC Table 721.1(2) for the portions of the Workshop placed within the 3-foot the fire separation distance to property line. ELECTRICAL PLANS: 1. Identify any electrical within the Workshop and/or the metal shed with 2018 IRC compliance. | 03/28/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Nathan Herrera Planner PROJECT: TC-RES-1222-01632 Address: 3438 N Wilson Ave, Tucson AZ. 85719 Parcel: 113-05-1920 Zoning: RX-2 Existing Use: Single Family Residence Project Description: Fence and storage building (3rd Review) TRANSMITTAL DATE: 3/28/2024 This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). 1. COMMENT: Per UDC Table 6.3-1.A the minimum setback is twenty feet facing each interior property line. The “Residence” shown at “Building on line” will require a Board of Adjustment for Variance. If the building is not on the property line remove that reference from the site plan. 2. COMMENT: Documentation was provided for a Lot Line Adjustment to move the previous location of the north property line further north. There is no record of a lot line adjustment submittal with the City of Tucson. A separate permit will be required for the lot line adjustment. 3. COMMENT: This comment was not addressed. Aerial pictures of the property show the “metal building”, as shown on the site plan, appears to be connected to the main house through a series of porches, and is encroaching into the required twenty feet perimeter yard setback. Per UDC Section 6.6.2.F, “An accessory building may be attached to a principal building, provided that its construction complies with the development requirements of the principal building.” If the metal building is no longer connected to the main house in this manner state so on the next submittal, or add the series of porches to the site plan. The neighbor signatures provided on the site plan will only be acceptable for detached accessory structures that encroach into perimeter yard setbacks, not attached accessory structures. 4. COMMENT: This comment was not addressed. Show the height of the “metal building” on the site plan within the building footprint. Per UDC Section 6.6.3.D, “Accessory structures, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure.” Provide an elevation drawing of the "metal shed" that shows the height of the building. The height is measured from design grade to the middle (between the eave and ridge) of the highest gable of a pitched roof. 5. COMMENT: Provide a dimension from the "metal shed" to the east property line. This perimeter yard setback will require a DDO or variance approval in addition to the reduced setback to the north lot line. 5. COMMENT: Depending on the height of the metal shed either a Variance or DDO process will be required. Zoning cannot approve of this permit until it is determined what process will be required, applied for, and approved. Depending on how the above comments are addressed on the next submittal will determine if a Variance will be required, or if a DDO process will be acceptable. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Additional information is required in order to determine if the modifications can be requested through the DDO or Board of Adjustment Variance process. Comment 3 made by Site Zoning has not been addressed. Provide an elevation drawing of the "metal shed" that shows the height of the building. If the "metal shed" is 12' or less in height, the following comments apply: The reduced setbacks for the workshop and metal shed requires a DDO approval. A DDO is processed in accordance with UDC Section 3.11.1 and 3.3.4. In the application, provide a response as to how the modifications are compatible with the neighborhood.
