Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details, and calculations in accordance with the rules of the State Board of Technical Registration. Place a registrant stamp on sheet A4.

GENERAL COMMENTS:

1. Field welding requires a special inspection request form for review with the permit plans, R109.2. Provide a certified inspector seal on the form found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Inspections This may not be a delayed submittal.

SITE PLAN:

1. Show compliance with IBC Table 721.1(2) for the portions of the Workshop placed within the 3-foot the fire separation distance to property line. Note Type X gypsum on sheet S1.

This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1).

COMMENT: Your response prior comment 2 states “Please see recorded information for the lot line adjustment” but no recorded documents were submitted. COMMENT: Documentation was provided for a Lot Line Adjustment to move the previous location of the north property line further north. There is no record of a lot line adjustment submittal with the City of Tucson. A separate permit will be required for the lot line adjustment.

COMMENT: Based on aerial photos the area called out as “Concrete” with note 6 is a roofed structure that connects the “Residence” to the “Metal Building”. If this structure is to be removed show it on the plan as to be removed if it is to remain show the structure on the plan.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

The minimum setback is twenty feet facing each interior property line (Table 6.3-1.A).

1. The proposed setback from the “WORKSHOP” to the proposed north property line is 1’-6”.

2. The proposed setback from the “Metal Building” to the proposed north property line is 4’-6”.

3. The proposed setback from the “Metal Building” to the east property line is 8’-4”.

A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
