This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Include the underground feeder to the proposed building. PLANS: 1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. SECTIONS - DETAILS: 1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. ELECTRICAL PLANS: 1. Provide a minimum service conductor rating of 100 AMP for each dwelling building, E3603.1 or provide electrical load calculations for determining the service size, E3602.2. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Per UDC Article 6.6.3.C Detached accessory buildings, sleeping quarters, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Per UDC 6.6.3.C, detached accessory buildings (including sleeping quarters), are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance must be submitted and approved to allow the construction within the front yard. The Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. 2. The project also requires Neighborhood Preservation Zone (NPZ) approval. NPZ approval should be granted prior to submitting an application for a Board of Adjustment variance. 3. Show all structures on the site plan. A detached accessory structure appears in the front yard on aerial photography beginning in 2014. Zoning could not find any permit documentation for this structure. A Board of Adjustment variance is also required to allow this structure to remain detached in the front yard. Either include this structure within the variance application or demonstrate that the structure will be removed with your next submittal.
