PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits

GENERAL COMMENTS:

1. A special inspection request is required with the permit application for epoxy sets, R109.2. Remove this notation or submit a privately acquired certified inspector request form for approval.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly with notation showing 2018 IRC compliance, R106.1.1.
2. Show a continuous footing rather than a 12”x12”x12” post footing, R403.1. Replace the third 12” dimension with “continuous”.
3. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. This may require a concrete stem when the floor is less than 6” above grade.
4. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural.
5. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

MECHANICAL PLANS:

1. Provide the HVAC appliance size or capacity with the heating feature, M1302.1.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity.
2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
3. Protect the 15A & 20A circuits serving outlet locations including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show 2x4 framed walls with R=13 insulation, N1102.1. R-19 is appropriate for 2x6 framed walls.
