Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: DENIED 1. Indicate the designed live and dead loads on the drawings as well as the City’s amendments for wind speed requirement and seismic design. The minimum designed wind speed is to be 115 mph per 3 second gust and the seismic category is B. Table R301.2(1). 2. Provide a complete braced wall line layout showing the location of braced wall panels within 10 feet of each end of each braced wall line and shall be no more than 20 feet apart, R403.1.6, R602.10.2.2. Specify materials and provide a nailing schedule per Table R602.10.4. 3. Indicate uplift resistance for roof framing per R802.11.1. 4. Provide a detail on how the new structure will be tied into the existing house at the foundation and the roof level on the drawings. BUILDING REVIEW COMMENTS: DENIED 1. Verify the building evaluation cost for the project that was indicated in the application and include all work including the mini split and the bathroom fixtures. 2. Clarify if the interior walls are to be finished with gypsum board. The nailing schedule notes on sheet S1 indicate that the walls are to be unfinished however the details indicate ½” GWB. 3. Indicate a minimum of 5/8” or ½” sag resistant gypsum board when applied to ceilings framed at 24” o/c, IRC table R702.3.5. 4. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. 5. Indicate a permanent certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3. MECHANICAL REVIEW COMMENTS: DENIED 1. Indicate a heated air source to all habitable rooms capable of maintaining a room temperature of 68 degrees at a point three feet above the floor, R303.10. It is unknown how the new bathroom is to be heated. 2. Indicate the dryer vent size and location for venting to exterior on the drawings, M1502. 3. Note that a thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1. 4. Note that all exhaust fans will be terminated to the exterior ELECTRICAL REVIEW COMMENTS DENIED 1. Provide a line diagram for the new electrical 200 amp service on the drawings. Indicate on the electrical service diagram that a Ufer ground will be installed (concrete encased electrode) for the grounding of the new panel. 2017 NEC 250.52(A)(3). 2. Provide a panel schedule for the project. 3. Clarify the outlet spacing for the new Arizona Room. It appears that the spacing exceeds the maximum distance and the outlets shown may need to be adjusted. 2017 NEC 210.52(A)(1). 4. Indicate a gfci protected receptacle in the new bathroom within 3’ of the sinks edge. 2017 NEC 210.52 (D). Note on the drawings that the new bathroom shall have a dedicated 20 amp circuit. 2017 NEC 210.11(c). 5. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12 6. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. 7. Update the electrical specifications to indicate compliance with the 2018 IRC not the 2012. 8. Update the electrical notes to indicate that a minimum of 90% of all lighting fixtures in the dwelling will contain highefficacy lamps. 2018 IECC R404.1. the existing note is not updated. 9. Indicate on the drawings that smoke detectors will be installed in the existing house. Note on the drawings that smoke detector shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 10. Indicate carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms in the existing house. Note on the drawings that carbon monoxide devices shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. PLUMBING REVIEW COMMENTS: DENIED 1. Indicate the location for the new gas lines on the drawings including where they will tie into the existing system. 2. Note on the drawings that the gas lines will be pressure tested in accordance with 2018 IRC G2417.1. 3. Provide a line drawing or isometric plan for the new water and sewer lines and sizes. 4. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 5. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9. 6. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are required to be 1.6 gallons per flush or less, showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 7. Indicate on the drawings that all showers shall be of the pressure balance or thermostatic mixing valve type, P2708.4. 8. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4. 9. Indicate the pressure and temperature relief valve for the water heater terminated to the exterior facing no more than 6 above the grade, P2803.6.1.
