This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, to include but not limited to:
a. This comment was not addressed. The legal description for this parcel is “SOUTH PARK LOT 16 BLK 2”. Provide a legal description on the plot plan.
b. This comment was not addressed. The lot dimensions are 48’ for the east/west and 150’ for the north south. The dimensions are not correct. Provide the property line dimensions on the plan.

2. As the dimension from the existing residence to the 2nd Ave property line is less than 20’-0” 2nd Ave is considered a side street which makes 23rd the front street and you are proposing a detached accessory structure in the front yard. A Board of Adjustment for Variance is required to place the shade structure in the front yard. UDC Article 6.4.5.C.1.a, the area between the existing residence and 23rd St would be considered the front street for setback requirements. Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal from this building plan and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. Contact of the Board of Adjustment is Mark Castro at Mark.Castro@tucsonaz.gov.
