STRUCTURAL REVIEW COMMENTS:
DENIED
1. Note the soil bearing pressure used in the design of the footings on the drawings Table R401.4.1
2. Provide a detail on how the new structure will be tied into the existing house at the foundation and the roof level on the drawings.
3. Update the standard structural design notes by adding the City’s amendments for wind speed requirement and seismic design. The minimum designed wind speed is to be 115 mph per 3 second gust and the seismic category is B. Table R301.2(1).
4. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318.


BUILDING REVIEW COMMENTS:
DENIED
1. Indicate on the drawings that all work will be done in accordance with the adopted codes of the City of Tucson/ Pima county.
2. Provide a section cut through the existing area and new addition on the drawings.
3. Clarify the finished ceiling height for the new habitable rooms on the drawings or note the average height for sloped ceilings. R305.1
4. Clarify if there will be an attic area and an access point. Attics that have a vertical height of 30” or greater and are not less than 30 sf must be provided with an access point not less than 22 by 30”. 2018 IRC R807.1.
5. Note the size of the new shower and the clearances for the toilet on the drawings in accordance with figure R307.1.
6. Indicate on the drawings the minimum requirements for the windows. The minimum u factor is to be .40 with a SHGC of .25. 2018 IECC table 402.
7. Note on the drawings that a permanent certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3.


MECHANICAL REVIEW COMMENTS:

1. Indicate a heated air source to all habitable rooms capable of maintaining a room temperature of 68 degrees at a point three feet above the floor, R303.10. It is unknown how the new bathroom is to be heated.
2. Indicate the dryer vent size and location for venting to exterior on the drawings, M1502.
3. Note that a thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1.

ELECTRICAL REVIEW COMMENTS
DENIED
1. Indicate all exterior lighting will be installed in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code.
2. Indicate a gfci protected receptacle in the new bathroom within 3’ of the sinks edge. 2017 NEC 210.52 (D). Note on the drawings that the new bathroom shall have a dedicated 20 amp circuit. 2017 NEC 210.11(c).
3. Note that all new outlets installed in bedrooms, living rooms, family rooms, dens, hallways and similar areas will be ARC fault protected. 2017 NEC 210.12
4. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.
5. Update the electrical notes to indicate that a minimum of 90% of all lighting fixtures in the dwelling will contain highefficacy lamps. 2018 IECC R404.1.
6. Indicate on the drawings that smoke detectors will be installed in the existing house. Note on the drawings that smoke detector shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
7. Indicate carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms in the existing house. Note on the drawings that carbon monoxide devices shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
8. Indicate the location of an exterior outlet that is within 25’ of the new exterior mini split unit for the servicing of the unit or indicate a new one will be provided. 2017 NEC 210.63.
9. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52.


PLUMBING REVIEW COMMENTS:
DENIED
1. Indicate the size of the water line and the water meter on the drawings. Provide a plumbing fixture count for the project that includes the existing fixtures to verify that the existing service is large enough to accept the new work.
2. Provide a line drawing or isometric plan for the new water and sewer lines and sizes.
3. Clarify if the new plumbing fixtures will be connected to a new water heater of if the existing water heater is of sufficient size to accept the new loads.
4. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
5. Indicate on the drawings that all showers shall be of the pressure balance or thermostatic mixing valve type, P2708.4.
6. Indicate all hot water lines will be insulated to a minimum of R3 2018 IRC N1103.4.
7. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9.
8. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are to be 1.6 gallons per flush or less, showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9.

1. Demonstrate compliance with use-specific standard 4.9.7.B.7 by labeling each room on the floor plan. Show all parking spaces, fully dimensioned, on the site.

For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.

The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; 3) Any room designated as a bedroom for the purpose of any other code requirement (UDC 11.4.3).
