Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: DENIED 1. Indicate the structural design loads for the new truss roof. The minimum designed wind speed is to be 115 mph per 3 second gust and the seismic category is B per Tucson Amendment 2018 IRC Table R301.2(1). BUILDING REVIEW COMMENTS: DENIED 1. Indicate on the drawings that all work will be done in accordance with the adopted codes of the City of Tucson/ Pima county. Sheet 2 only indicates the IRC will be followed. 2. Indicate on the window schedule sheet 2 that windows type B and type D for the bedrooms will meet the requirements for egress windows. 3. Indicate on the window schedule that bathroom windows type A located above the bathtubs will be tempered. 4. Note on the drawings that a permanent certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. The certificate shall indicate the types and efficiencies of heating, cooling, and service water heating equipment. The certificate shall also indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3. 5. Indicate the roof mechanical unit and its working platform on the elevation drawings, M1305.1 MECHANICAL REVIEW COMMENTS: DENIED 1. Update the mechanical notes on sheet 5 to indicate 2018 IRC. 2. Clarify if the new mechanical unit will have a central return or individual return ducts will be provided. Indicate the location(s) of the return duct(s) on the plans. 3. Update the mechanical note 4 on sheet 5 to indicate the thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1. 4. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. 5. Note on the drawings that a duct tightness test will be required on all ductwork installed outside of the thermal envelope in according to the 2018 IECC R403.3.3. A written report of the results shall be signed by the party conducting the test and provided to the City prior to final inspections. ELECTRICAL REVIEW COMMENTS DENIED 1. Update the note on sheet 4 to indicate the 2018 IRC. 2. Indicate all exterior lighting will be installed in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code. 3. Specify overhead or underground electrical service on the site plan and the electrical riser diagram. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 112.1.1. 4. Indicate on the electrical service diagram that a Ufer ground will be installed (concrete encased electrode) for the grounding of the new panel. 2017 NEC 250.52(A)(3). 5. Clarify if the new structure is to have natural gas service. No natural gas was indicated however note 6 on sheet 4 indicates carbon monoxide detectors will be provided at each end of the hallway. 6. Indicate an electrical outlet on the rear of the house. 2017 NEC 250.52(E). 7. It is unknown if the kitchen has a true island or if this is a half wall with a top installed. Clarify the height of the two outlets indicated on the hallway side and if they will be for the countertop. If this is a true island, indicate the outlets shall be mounted a maximum of 12 inches below the countertop and will not be located where the countertop surface extends more than 6 inches beyond its support base. 2017 NEC 210.52(C). If this is a half wall, indicate countertop receptacles on the kitchen side on both sides of the sink where it appears there is a minimum of 12“ of countertop space. 8. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8. PLUMBING REVIEW COMMENTS: DENIED 1. Update the note on sheet 3 to indicate the 2018 IRC. 2. Clarify the location of the hose bib on the exterior at the rear of the house, it appears to be located in the exact same location as the electrical service panel. 3. The fixture schedule indicates 3 hose bibs however only two were found on the plans. Clarify if there is a proposed third hose bib. Note that all hose bibs will be provided with vacuum breakers. P2902.4. 4. Update the water conservation notes on sheet 3 to indicate faucets shall be a maximum of 2.2 GPM. P2903.2. 5. Indicate on the drawings that shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type, P2708.4. 6. Provide a detail for the new kitchen island venting indicating air admittance valves/Chicago Loops. P3112. 7. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 8. Update the note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized to include clothes washers, dish washers and refrigerators. 2018 IPC 604.9. Based on a wall height of 14’-8” the required perimeter yard setback from the proposed SFR to the west property line is 11’-0”, proposed setback is 10’-0”.
