A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced wall-fence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. PREVIOUS REVIEW #1 COMMENT #1: Refer to Site Engineering review comments 1 and 2 regarding the need for separate permits for separate parcels. The following comments will serve as a guide for additional permits on the adjacent parcels. FOLLOW UP COMMENT: CUSTOMER HAS ACKNLOWEDGED THE NEED FOR SEPARATE PERMITS FOR 27/29, 35/37, 43/45, 51,53 AND 59/61 (ALLW LESTER ST) AND THAT THIS PERMIT NUMBER IS FOR 27/29 ONLY. 2. PREVIOUS REVIEW #1 COMMENT #2: The site plan provided is incomplete. a) Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example More Specifically: 1) Draw, label, provide heights and dimension every existing and proposed structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines. FOLLOW UP COMMENT: DRAW, LABEL AND DIMENSION EXACT PROPOSED LOCATION OF NEW WALL FOR THIS PERMIT. 2) Draw and label all setbacks. NEW COMMENT: As currently built, the five sites are functioning as one site which was not the intent and nor what was approved and thus, would be reviewed as Commercial Multi-Family Development unless you are able to resolve the following conditions per the approved site plan. Discrepancies include driveway locations, driveway quantities, driveway widths, no water harvesting and missing fencing. To move forward with this and future permits for the proposed wall, these approved conditions built per the approved site plan. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: 1. CORRECTED BUILDING PERMIT 2. PROVIDE A DETAILED RESPONSE LETTER WITH YOUR SUBMITTAL THAT CLEARLY SHOWS HOW YOU HAVE ADDRESSED ALL ZONING COMMENTS. 3.
