TRANSMITTAL DATE: December 23, 2025

This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the above referenced wall-fence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: Refer to Site Engineering review comments 1 and 2 regarding the need for separate permits for separate parcels. The following comments will serve as a guide for additional permits on the adjacent parcels.

2. COMMENT: The site plan provided is incomplete.

a) Provide a site plan that meets the requirements show in the plot plan example at the following link:

More Specifically:

1) Draw, label, provide heights and dimension every existing and proposed structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines.

2) Draw and label all setbacks.

3) Include vehicular use areas (driveway, parking spots), sidewalks and even ‘open’ structures like porches, shade structures, carports, if applicable. Draw and dimension driveway, carport and any other parking spaces or areas serving as a vehicular use area

4) Label everything that exists on the property (walls, fences and provide heights measured from above finish grade at various locations along the fence/wall) if applicable.

5) To complete missing information (legal description, subdivision name, book and page numbers, township-section and range) on the plot plan example, refer to Pima County’s website

6) Update site plan (property lines, property line lengths, easements) to be reflective of information on Pima County’s website. See

7) Label front W Lester St (per provided plot plan sample).

8) Provide missing dimension from centerline of W Lester St to curb (per provided plot plan sample).

9) Provide missing dimension from curb to property line (per provided plot plan sample).

10) Provide missing zoning labels on all four sides of this parcel including this parcel (including this parcels zoning).

11) Provide missing site plan scale and corresponding graphic scale.

12) Provide the scale of the drawing and north arrow graphic.

13) Provide a scaled drawing of a typical wall-fence elevation and section drawings, label the materials intended for use, provide dimensions from finish grade to top of fence and indicate if the wall portion will or will not be retaining earth (fill).

3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

1. Corrected building permit

2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
