This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) 1701 E Waverly St is in the Jefferson Park Neighborhood Preservation Zone (NPZ). Zoning can not approve plans until the NPZ Design Review has been completed. See Design Review’s comments.

2. (Comment) The square footage figures under "Lot Calculation" are not correct.

3. (Comment) The total lot coverage allowed figure under "Lot Calculation" is not correct. Per UDC Table 6.3-2.A, 70% is the maximum lot coverage allowed in the NR-1 zone.
