Based on the inclusion of a major cooking appliance (range), this addition is considered and Accessory Dwelling Unit (ADU). To proceed with the current design, this permit must be withdrawn and an ADU permit must be applied for. You may avoid this and continue with the addition/alteration permit by removing the range from the design. IF the ADU permit is pursued, each dwelling unit requires a separate street address R319. Addressing can be acquired through Pima County (https://www.pima.gov/2588/Addressing). 2. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. 3. Show exterior wood siding, sheathing, water-resistive barrier and wall framing with a 6” clearance above the ground (R317.1 item 5). 4. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1. 5. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 6. Provide an electrical load calculation determining the total demand of both dwellings and update the riser diagram, E3602.2. Show the ADU sub panel calculation in compliance with E3705. 7. Per R506.3.3 Vapor retarder: a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches is required between the concrete floor slab and the base course or the prepared subgrade where a base course does not exist 8. Please correct and resubmit. |
