This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Note the 2018 IRC reference on the plans. The 2024 IRC will be in effect Jan 1, 2026. Provide a response letter addressing each comment with location of change on the plans. Submit a separate letter and plan set files. SITE PLAN: 1. Show the location of utility meters and water, electric and sewer lines connecting to the proposed building, R106.1.1. Identify the utility lines requiring upgrade or replacement. PLANS: 1. The structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure placed within 3 feet of the property line in compliance with IBC Table 721.1(2). Include a one hour rated wall below the roof edge with foundation along the full length of structure near the property line or relocate the structure out of the fire separation distance. 2. Also, a roof projection (overhang beyond beam) may not extend closer than 24” to the adjoining (neighboring) property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). SECTIONS - DETAILS: 1. Sheet A3.0 shows references to sheet A5.4 rather than A5.2. PLUMBING PLANS: 1. Clarify the gray water note. This is not an appropriate location near a property line. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. ELECTRICAL PLANS: 1. Panelboard C may not be located in a clothes closet or bathroom, E3405.5. 2. Show the wall switch controlling the light fixture on the west wall, E3903.3. (1st Review) TRANSMITTAL DATE: 12/9/25 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. Comment 1: Please draw, dimension, and label setbacks between the rear storage shed and all relevant property lines on the site plan. If the rear setback is less than the required 6’ or 2/3 wall height (per UDC Table 6.3-2.A), but is 1’ or greater, a Design Development Option (DDO) will be needed for the approval of a reduced setback. Please submit a DDO application under the Zoning Modification sub-record that has been created.
