This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a separate response letter addressing each comment with location of change on the plans. PLANS: 1. Provide a detail for (keynote #17 & 18 on A1.1) clarifying the one hour rated construction in compliance with IBC Table 721.1(2). 2. Clarify keynote #17 with the additional requirement that the roof projection may not extend closer than 24” to the adjoining (neighboring) property line. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan shown on Sheet A-01does not clearly depict the distance from the new addition to the west property line. Please clearly show this distance. If it is less than 6’, but more than 1’, a Design Development Option (DDO) is required. To submit an application for a DDO, please resubmit the package using the link and follow the instructions below: www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo-for-setback-and-height.pdf Submit a DDO application under the Zoning Modification sub-record that you will create. Site Zoning review Comment #1 from the 12/09/2025 review and the response letter provided with this second submittal indicates a shed it on the property. The response letter explains that this shed is to be removed. Please add the shed back on the site plan and include a note explaining that the shed is to be removed, if that is the intention. 3. Although Sheet A1.1 contains an area calculation table, please relocate this table to the site plan. Porches are not included in the total lot coverage. 4. Comment #3 from first Site Zoning was not addressed. Please add the R-1 zoning on the site plan. 5. Comment #4 from the first Site Zoning review was not addressed correctly. To determine setbacks, the exterior wall heights are measured from design grade to where the wall meets the roof, and not the top of a window of the top of the roof. 6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
