Clarify how the wall will not obstruct flowage of this wash. This can be demonstrated by providing a detail and/or callout of permeable fencing (ex. rod iron or other) along a portion near the South and West property lines. (See mark-ups on provided site plan for portion of wall that must be permeable.) Wall is also within a 6’ utility easement (adjacent to the shown 10’ utility easement) granted by the final plat. Construction within easement is not permissible unless the utility company provides written approval. Move location of wall out of easement or provide approval from utility companies. Please provide missing “6’ x 6’ UTILITY EASEMENT” (Final Plat with easement locations: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-35037&0) All easements must be shown and labeled on the site plan. Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-1125-05608 – Residential Building – Six Foot Wall 9225 E BRADLEY PL TUCSON, AZ 85710 (RX-1 Zoning) Site Plan Review – 2nd Review TRANSMITTAL DATE: April 06, 2026 This site is in the RX-1 Residence Zone (UDC 4.7.6). A single-family detached residence is a permitted use in this zone (Table 4.8-7) per use specific standards 4.9.7.B.6, .8, & .9. The City's Unified Development Code (UDC) (Section 1.4.1.C) establishes that before the City issues any approvals or permits; we must confirm that a site complies with UDC standards. Therefore, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. In many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site. Plan review for the above referenced six foot tall wall has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Refer to Site Engineering reviewer comment regarding the 6’-0” utility easement along the west property line. Draw, label and dimension this easement on the site plan. COMMENT: Site plan is missing the missing the unpermitted structure (appears to be a guest house) south and west of the principal residence built around 2020. Draw, label and dimension this structure and include the dimension from the west property line. Zoning cannot approve until a separate permit has been submitted and approved. 3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: 1.
