This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Comment 1 from the Site Zoning review of 12/03/25 was not addressed in full. The site plan is incomplete. Please follow the site/plot plan instructions provided within the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example Key missing items include:
a. Owner names
b. Lot and area zoning: (R-1).
c. Legal description: Valley View East Lot 48
d. Lot dimensions: 100’ X 83’ per Pima County Assessor’s Map https://www.asr.pima.gov/ParcelData/Map/Arm/MP19/M19059.PDF
e. Lot size: approx. 8,300 sq. ft. per Assessor’s data.
f. Alleyway width: 16’ per Pima County Assessor’s Record Map.
g. Calculation of total lot coverage (re: Comment 4 from the 12/03/25 review mentioned above), meaning, the square footage of all enclosed structures plus vehicle use areas divided by the lot’s total sq. footage.

All of this information needs to be reflected on the site plan.

2. Site zoning acknowledges the neighbor waivers. Please place these directly on the site plan – cut and paste is acceptable.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
