A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. The City’s Unified Development Code, Section 1.4.1.C., establishes that before the City issues any approvals or permits, that staff confirm that the site complies with the UDC standards. As part of permit reviews, Zoning staff review a site’s permit history and compare it to aerial photography and information available from the Pima County Assessor’s Office to confirm that unpermitted work has not occurred or that property descriptions listed on plans match. Usually, minor unpermitted work may be brought into compliance without a separate permit, providing staff is given the information needed to bring the property into compliance. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan and aerial photography show a shed located on the west side of the lot. Staff found no documentation that this shed has been permitted. Until the shed is brought into zoning compliance, Zoning cannot approve the solar application. Please either provide documentation that the shed has been permitted, or provide the following information in your next submittal: a. Square footage and height of the shed. b. Distance from the shed to the west property line i. If the shed is within the 6’ side perimeter setback, obtain a neighbor waiver from the property owner west of the shed. This waiver must be added directly to the site plan (snip and paste is fine) and not on a separate sheet. An example of a neighbor waiver is as follows: My name is _____and I am the owner of the property located at 7221 E. Tamara Dr. I have reviewed the site plan and I have no objection to the structure being located _ feet from the property line as depicted on the site plan. Signature:_____________ Date:_________ ii. If a neighbor waiver cannot be obtained, a Design Development Option (DDO) is required. Please submit a DDO application under the Zoning Modification sub-record that has been created.
