| 12/11/2025 | Residential Building - Standard | REQUIRES RESUBMIT | TC-RES-1125-05562 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. The 2024 IRC will be in effect Jan 1, 2026. The plans may require additional changes for showing 2018 IRC compliance of construction performed without a permit. Provide plans showing all changes after the last completed permit and proposed alterations. Provide a response letter addressing each comment with location of change on the plans. Submit a separate letter and plan set files. SITE PLAN: 1. Show the location of the electric panel, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show the location of the electrical service panel, R106.1.1. An overhead service conductor may not pass over the proposed building without an 8-foot clearance above the roof, E3604.2.1. Check with TEP customer service for feasible service line options if passing over the roof. https://www.tep.com/electric-service-requirements. The service panel should be located at the proposed building close to the service transformer. PLANS: 1. The roof structure may not extend to a point closer than 3 feet from the adjoining (neighboring) property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). 2. The patio cover rafters require direct fastening to the load bearing wall rather than the dwelling fascia. Replace the rafters with code compliant fastening or provide an Arizona engineer’s stamped plan showing performance compliance based on analysis. PLUMBING PLANS: 1. A laundry usually has a 2” drain rather than a 3” required by the water closet, Table P3005.4.1. Show connection to a verified 3” drain. 2. Show the water heater electric/gas rating if proposed as a new unit, P2801.1. MECHANICAL PLANS: 1. Show bathroom (without a window) exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1505. ELECTRICAL PLANS: 1. Designate the circuit number at the location of the water heater, R106.1.1. 2. Show a bathroom 20 AMP circuit number on the plan, E3901.6.
