This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

The City’s Unified Development Code, Section 1.4.1.C., establishes that before the City issues any approvals or permits, that staff confirm that the site complies with the UDC standards. As part of permit reviews, Zoning staff review a site’s permit history and compares it to aerial photography to confirm that unpermitted work has not occurred. Usually, minor unpermitted work may be brought into compliance without a separate permit, providing staff is given the information needed to bring the property into compliance.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan provided is insufficient for a zoning review. Please view plot plan instructions shown at the following link and provide a new site plan that meets the requirements: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example

A few examples of what are required on a site plan include:

a. north arrow
b. engineering scale such as 1” = 10’
c. legal lot description (North Campbell Estates /L 11 Blk H/
d. the property’s zoning and zoning of adjoining properties (R-1)
e. dimensioned lot lines
f. all structures on the lot
g. total lot size (approx. 9,934 sq. ft.)
h. total lot coverage – all enclosed structures (excluding porches) and the vehicle maneuvering areas divided by the lot size –
i. measurements from the sheds and coop to the property line
j. measurements from the Tuff Shed to the brick shed
k. measurements from the chicken coop to the nearby residences – the requirement is a minimum of 20’ to the neighboring houses.

2. Provide construction plans or manufacture spec sheets with elevation drawings for the Tuff Shed.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
