This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comment: Based on aerial images of the site, there are additional structures on the property not included in the site plan. Please draw, dimension, and label the sheds in the backyard and the addition on the south side of the building. Include height and square footage of all structures and draw and label setbacks to relevant property lines. A neighbor waiver or Design Development Option (DDO) may be required for any structure which encroaches on the minimum setback requirements of 6’ or 2/3 the height of the exterior building wall, whichever is greater (UDC Table 6.3-2.A).
