A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The project lot lies within the Rincon Heights/Pie Allen Neighborhood Preservation Zone. Approval by the Neighborhood Preservation Design Review Committee must be obtained this prior to Zoning approval. The link to the Neighborhood Preservation materials is here: www.tucsonaz.gov/files/sharedassets/public/v/3/pdsd/documents/planning-amp-zoning/npz-application-and-review-process-1.pdf To cut down on resubmissions, once the NPZ Design Review has been completed and approved, please submit a copy of the approval with all resubmittal materials needed by staff including a corrected zoning site plan and corrected building plans. 2. Vehicle use area on Sheet SD-1 is shown to be 504 sq. ft. Per the Unified Development Code (UDC) 6.4.3B.b. vehicular use areas, [are] measured within the outside edges of any area allocated vehicle use, whether improved or unimproved. Images from MapTucson Pictometry show that somewhere closer to the range of 2,000 sq. ft. have been used on the eastern side of the property. Please revise the site plan to reflect this area and update the lot coverage calculation. The maximum lot coverage allowed for the NR-2 zoning is 70%. 3.
