This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The site plan, Sheet T1.1, provided is missing items that we require for our zoning review. The following link provides the best information on how to create a site plan and includes the elements we need to complete our review: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . Below is a partial list of what is required.

a. Our reviews are completed using a Bluebeam program. Please use an engineering scale and a graphic scale, such as 1” = 10’.
b. Include the zoning of the abutting properties. (R-2 to the north and south, and R-1 to the east).
c. Per the Unified Development Code (UDC) 6.4.5.C.1.a., the front perimeter setback is 20’, measured from the street property line, and not 14’as indicated on the site plan. Please add the correct 20’ front perimeter setback to the site plan.
d. Per UDC 6.3-2.A., the width of the side and rear perimeter yards for the R-2 zone is 6 feet or 2/3 the height of an exterior wall at its highest point. The site plan lists the side setback as 5’ and the rear setback as 19’. Sheet A1.1 demonstrates that the height of wall is approximately 8’-11 ½”, which , even rounded up to 9’, would be approximately 5.94’. The greater of these two figures is 6’. Please label the side and rear setbacks correctly.
e. Add the lot’s legal description – Craycroft E65’ S127’ Loy 15 Blk 3.
f. Calculate the vehicle use area and show this on the site plan.
g. Add the vehicle use area (either improved or not), the square footage of the residence, the proposed laundry room, and the shop. Divide this number by the lot size. This total will represent the lot coverage. Add these figures to the site plan.

2. The site plan and aerial photography on MapTucson and Pima County Maps show a shop located within the NE corner of the lot. The shop shows up on the maps after 2010 and needs to be permitted particularly since it appears to be located within the 6’ side and rear perimeter setbacks. Please show the distance between the shop and the rear and side property lines. Add any utilities that may service the shop.

3. Provide the measurements from the middle of 26th St. northward to the back of the curb (12’) and from the back of the curb to the property line (8’) per the Craycroft Addition Paving Plan I-63-017. This plan is accessible at https://maps-and-records.tucsonaz.gov/construction-plans/details/I-63-017 .

4. Because the east side perimeter side yard setback is not met (Comment 1d) and because the shop sits within the required side and rear setbacks (Comment 2), a Design Development Option (DDO) application is required. The application for a DDO may be accessed here: www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/boards-committees-commissions/drb/012425/ddo-24-81-application-packet.pdf Submit a DDO application under the Zoning Modification sub-record that has been created. Please note that until the DDO has been approved, Zoning is unable to approve the zoning permit, so do not resubmit until the DDO decision has been approved.

5. The shop will be included under permit TC-RES-1125-05473.

6. Please remove the language “Carport Enclosure” from the south elevation shown on Sheet A1.1.

7. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
