This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings. Show the current code reference on the plans. Clarify if the proposal is for an addition to the existing dwelling (without kitchen) or a new dwelling with kitchen. A living unit with major cooking appliances is considered a dwelling requiring an address and impact fee. A Sleeping Quarters without kitchen major appliances will require fewer alterations for permit processing. Each dwelling unit with kitchen requires a separate Pima County assigned street address after Zoning approval, R319. Show Pima County assigned unit numbers at each dwelling on the site plan. https://www.pima.gov/1010/Addressing-Frequently-Asked-Questions Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. GENERAL COMMENTS : 1. A permit requires the correct application type. Request the cancellation of this dwelling permit and resubmit as addition/alteration application for a sleeping quarters if the range and full-size refrigerator is removed. SITE PLAN: 1. Show the location and size of utility lines for water, electrical, and sewer connection, R106.1.1. Each dwelling requires an appropriate source of electrical and water supply. Identify the utility lines requiring upgrade or replacement. 2. A roof projection may not extend closer than 24” to the adjoining (neighboring) property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). Clarify the dimension to the property line. SECTIONS - DETAILS: 1. Show one-hour fire-resistive framed construction separating dwellings in compliance with IBC Table 721.1(2). 2. Provide a wall section detail showing foundation, anchoring and exterior wall materials with a 6” clearance above the ground (R317.1 item 5). A weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. 3. Clarify the ridge beam and rafter sizes along with placement of R-30 ceiling/roof insulation, R806.5. PLUMBING PLANS: 1. Remove the gray water discharge and show connection to the building drain line, P2601.2 & Table P3009.9. 2. Show an individual accessible water supply shut off and water heater for the proposed dwelling unit, P2903.9.1. 3. Show the water heater capacity/rating, P2801.1. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a service disconnect for both the primary and 2nd dwelling, E3403. Show the sub panel feeder size and appropriate breaker requirement, E3602.1 & E3603.1. 2. Panelboards shall not be in the bathroom, E3405.5. Show the relocated panelboard with clear working space of 30” wide x 36” deep, E3405.2. 3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 4. Show the Bathroom receptacle with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.
