A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required). The City's Unified Development Code (UDC) (Section 1.4.1.C) establishes that before the City issues any approvals or permits; we must confirm that a site complies with UDC standards. Therefore, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. In many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site. Plan review for the above referenced rooftop solar (and associated accessories) has been completed. 1. COMMENT: Please be aware that during Site Zoning review of this permit, it was found that unpermitted work may have occurred on this site in the form of an accessory structure to the west of the principal residence and pool and what appears to be a shade structure over the pool. Additionally, a permit for a greenhouse needs resubmittal under permit number TC-RES-125-05817. Since the solar installation is not proposed to be placed upon or associated with the unpermitted structure(s), this will not prevent Site Zoning approval of this solar installation permit. That said, future work on the site may be delayed until this unpermitted work is addressed. You may submit a separate “Residential Addition/Alteration” permit to address the accessory structure and shade structure over the pool. Approval of this permit is only for the residential solar installation and does not constitute a Site Zoning approval of the entire site."
