Residential Engineering Comments:
1. Due to City of Tucson Floodplain regulation, the new duplex will require the Finished Floor Elevation (FFE) raised to floodplain standards. Base flood elevation (BFE) is determined to be 2463.5-ft NAVD 88, therefore, the FFE must be 2464.5-ft.
Please apply for a floodplain use (FPU) permit on TDC-Online.tucsonaz.gov through this permit TC-RES-1125-05413. Locate “Sub-Records” and apply for a “Floodplain Use Permit with Elevation Certificate.”
- For the FPU permit submit a revised site plan per comments from reviewers, and a narrative stating an Elevation Certificate is needed with BFE = 2463.5-ft, and FFE = 2464.5-ft.
2. Show all existing utilities on the site plan. (Missing TEP pole.)
3. Show vehicle maneuverability with the existing driveway. Provide dimensions of the driveway.
4. Demonstrate separation between properties at 1215 E 36TH ST and 1207 E 36TH ST.
5. Per the City of Tucson Building Code Standards for Accessory Dwelling Units: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/policy/2022.01.ie_policy_building-code-standards-for-accessory-dwelling-units.pdf, all new accessory dwelling units have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance. This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comment 1: Please label unit 1 and unit 2 on the site plan. Clarify this proposed development will be a duplex throughout all labels on the plan, and not a new single-family residence.

Comment 2: Per the City of Tucson Inclusive Home Design Ordinance (https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf), all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”.
