This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

Comment: Based on aerial images of the site, there is a shed in the north-east corner of the property that was not shown on the site plan. Please draw, label, and dimension the shed on the site plan upon next submittal. Also include structure height and setback measurements.

Zoning was unable to find a permit for the rear shed. If one exists, please include upon next submittal. If it is unpermitted, a neighbor waiver will be necessary to approve reduced setbacks. The shed appears to not meet the minimum setback requirements of 6’ or 2/3 the height of the exterior building wall, whichever is greater (UDC Table 6.3-2.A) from the east property line, which would require a neighbor waiver to be compliant. Per UDC Article 6.6.2.D, an accessory structure that is detached from a principal structure shall comply with the setback standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s) (5771 E Mabel St).
