A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Per UDC Table 7.4.4-1 and under the Residential Use Group and Single-Family Dwellings, 2 spaces per dwelling unit plus visitor parking required at a ratio of 0.25 space per unit. Per UDC Table 7.4.6-1, a 90-degree orientation requires an 8’-6” width by 18’-0” length per stall. Currently, this standard isn’t being met as only 3 parking stalls are shown. Provide 4th code required parking stall on the site. 2. COMMENT: Add 15’-0” wide to Ally label. Per 7.4.6.K.2., while alley access is permissible for a residential use, “An alley, when used for access, must be a minimum of 20’-0” wide, free of obstructions, and surfaced with a dust control method that is acceptable to the TDOT City Engineer.” A board of adjustment variance will be required to permit the use of this alley as it does not meet 7.4.6.K.2. See variance requirements below. Zoning cannot approve this permit until the Board of Adjustment (B/A) Variance Process is completed and approved. See below for more information on the B/A Variance process. 3. COMMENT: The site is in the Neighborhood Preservation Review (NPZ) overlay. Review per https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-4427 . A NPZ review will be required since the project is within the NPZ overlay and they are proposing exterior modifications to the structure that are visible from the right of way. An NPZ application will be required, and the project will need to comply with the neighborhood design manual prior to obtaining zoning approval. COMMENT: Zoning has acknowledged this property has a structure on-site with a with ‘contributing status’ with the National Register of Historic Places and advises the owner to contact the State Historic Preservation Office (HPO) to determine if project will impact status. COMMENT: Per Section 7-01.0.0 of the UDC Technical Standards Manual and the City of Tucson Inclusive Home Design Ordinance (https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf ), all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway (or apron), sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402-404 of the ADA Accessibility Standards (https://www.access-board.gov/ada/chapter/ch04/).
