COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The submitted plans are not complete. No building plans were submitted. It appears that the proposed duplex will be based on model plan TC-MDP-1025-00684. This permit may need to be with drawn and a model plan permit started.

2. Lot line reconfiguration, TD-DIV-0925-00091, will need to be fully approved and recorded prior to approval of this permit.

3. Provide setback dimensions from the north & south property lines to all walls facing the property line.

4. Per the City of Tucson Inclusive Home Design Ordinance (https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf), all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

1. Based on a wall height of 9’-6” the required perimeter yard setback from the single story portion of the proposed duplex to the south property line is 6.34’ proposed setback is 6.0’.

2. Based on a wall height of 23’-9” the required perimeter yard setback from the two story portion of the proposed duplex to the south property line is 15.84’ proposed setback is 7.0’.

3. Based on a wall height of 11’-7” the required perimeter yard setback from the garage portion of the proposed duplex to the north property line is 7.73’ proposed setback is 6.52’.

4. Based on a wall height of 21’-3” the required perimeter yard setback from the Kitchen portion of the proposed to the duplex to the north property line is 14.17’ proposed setback is 6.51’.

5. Based on a wall height of 23’-9” the required perimeter yard setback from the two story portion of the proposed duplex to the north property line is 15.84’ proposed setback is 12.35’.
