COMMENTS:
1. Please provide a door and window schedule. Per IRC R302.5.1 this room my not be used for sleeping purposes, and must be equipped All other openings between a garage and a residence must use a solid wood door at least 1 3/8” thick, solid or honeycomb-core steel door at least 1 3/8” thick, or a 20-minute fire-rated door equipped with a self-closing or automatic-closing device.
2. Clarify what is existing and what is new construction. Some details show slab as existing and some show slab as new. Exterior walls require footings (R403.1) so if slab is existing, inspectors must verify an appropriate footing is in place. Show foundation extending above finished grade by not less than 6” (R404.1.6)
3. Some details show roof framing as new, but there appears to be an existing roof structure in place. Any existing items to be demo’d should be noted as such. New roofing requires R-38 insulation (R402.1.2)

Residential Engineering Comments:
1. The structure exists in a FEMA Zone XS100 Floodplain, and will require a floodplain use (FPU) permit.
2. Please apply for an FPU permit on TDC-Online.tucsonaz.gov through this permit TC-RES-1125-05331. Locate “Sub-Records” and apply for a “Floodplain Use Permit.”
- For the FPU permit please submit an itemized cost estimate. Please include cost of labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The zoning listed for this parcel and shown on the chart is not correct and should be R-2. The zoning for the parcels to the north, south and west should also be R-2 with the parcel to the east being R-1.

2. Based on aerial photos there are two shed type structures along the north property line. Show the structures on the plot plan along with size, height and perimeter yard setback dimensions. The shed located in the northeast corner of the property appears sometime after 2016 and does not appear to meet the minimum required setback of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). If this shed does not meet the minimum 6’ setback at a minimum a neighbors setback waiver is required to reduce the setback, UDC Article 6.6.2.D. To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
