An single-family residence is permitted use in this zone (Table 4.8-3). Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Zoning acknowledges you have received the approved Notice of Decision SD-0125-00004. As the letter states “compliance with all other zoning and building code regulations is required”. See below; 2. COMMENT: Per the previous historic review, a request was made to complete a minor historic demolition documentation. Zoning was unable to determine if this documentation was provided as it was not included in the resubmittal. COMMENT: The site plan provided is incomplete. Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example Specifically: A. Draw, label and dimension missing two parking spaces (8.5’wide x 18’-0” long), driveway, turn-around. Refer to UDC Table 7.4.4-1 for quantity and Table 7.4.6-1 for development standards. B. Draw, label and dimension all setbacks. Setbacks for side and rear property lines are 10’-0” or 3/4 the height of any structure flanking the south and west lines, whichever is distance is greater. The front yard setback is 20’-0”. The street side yard setback is 10’-0”. In the case of a ‘corner lot’, like this example (fronting on two streets), the property owner can choose which is which. Update plan and associated content accordingly. Additionally, include this in the required comment response letter. 4. COMMENT: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’-0” measured from above finish grade to the top of the fence/wall at any point along the wall run; however, the wall or fence may be higher than 6’-0”, but no higher than 10’-0”, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.). Currently, measured above finish grade to top of fence, detail 2/SP2.0 indicates a height of 6’-3”. Option One: Update elevation drawing to reflect compliance with 6’-0” overall dimension from FINISH GRADE and label the finish grade, 3” open gap and 5’-9” fence height to reflect a total height of 6’-0”. Option Two: Over 6'-0” and up to 8'-0” tall - A Design Development Option (DDO) Special Application Zoning Approval Process is required. This is an Administrative Review process with public notice. A Design Development Option (or DDO) affords an attempt to seek relief from the height requirements.
